Zoning 101

Below you will find information to help you understand what the City zoning guidelines are

and why this hotel is so important

What is Zoning?

Zoning is essentially zones developed by the City that are specific to use.  What is built inside each specific zone is intended to be the same or have similar features/uses. Throughout a city, zones dictate where homes can be constructed and commercial uses can occur, therefore what types of zones share property lines is critical.

Why do I care?

The proposed hotel sits inside a Mixed Use - Commercial (MU-C) zone, but it shares a property line with a Rural Residential -1 (RR-1) zone.  This RR-1 neighborhood is the only neighborhood in Duluth that shares a property line with commercial use property intended for large-scale (big box) businesses.  As you can imagine, these zones are very different from one another, and sharing a property line will have massive negative impacts on the RR-1 zone, which include loss of animal habitat, light pollution, increased cut-thru traffic, increased water pollution.

Has it always been like this?

No, the property on Sundby Road has not always been zoned MU-C.  We are actively seeking out when this dramatic changed occurred and will update you once we know more.

Below is an outline of all the RR-1 zones in Duluth and their respective neighboring zones.  The most common zones sharing a property line with RR-1 are R-1 and P-1 zones.
